Selling houses on Lease Options is my favorite way to sell a house. We get a larger down payment and we don’t have to mess with any repairs. I’ve learned over the years that selling to people that have great credit and can qualify for loans is the smallest pool of buyers. Lease Options buyers have challenged credit and I’ve found there are a lot more buyers in the market with less than great credit than there are with good credit. We target those buyers which are about 75% of the buyers out there.
We offer home ownership for people that can’t get a traditional home loan. The power of that is they’re usually willing to do a lot of the repairs to the house so we don’t have to. We get a reasonable down payment and a can charge market rents because we’re giving the tenant/buyer a chance at the AMERICAN DREAM. We get market rents while doing no repairs.
